
Help to Buy Valuation Reports
You will need an RICS valuation report when you sell your property or redeem your Help To Buy loan.
This an important document so it is best to get an experienced qualified professional to produce it for you.
Requirements
The person who produces it must be registered with RICS and be independent from any estate agents.
The report must be on headed paper, signed by the RICS surveyor, and addressed to Homes England.
The surveyor must provide at least 3 comparable properties and sale prices.
The comparable properties must be similar to yours in terms of type, size, and age, and they must be within 2 miles of your property.
The surveyor must not be related to you or know you.
You must send a copy of the report to Homes England.

A RICS Help to Buy valuation is valid for 3 months. If you do not pay off your equity loan within this time, you can request a desktop valuation from the original surveyor. This must be done within 2 weeks of the original valuation expiring and will be valid for a further 3 months. There is a fee for a desktop extension of £100.
Desktop valuations can be requested after the original valuation has expired for up to a further 3 months. If the desktop report expires and you are yet to complete the transaction, you will need to have your property re-inspected and a new RICS valuation report provided.
